Albemarle Downtown Historic Property Ready for Renewal
ALBEMARLE, NC – The City of Albemarle is inviting qualified developers to submit proposals for the purchase and redevelopment of the city’s former Police Department headquarters, a two-story, 7,800-square-foot historic building located in the center of Albemarle’s growing downtown.
Built in 1936 as a Works Progress Administration (WPA) post office, the building is listed on the National Register of Historic Places retaining signature architectural elements from its Colonial Revival design. Its terrazzo floors, tall windows, and 14-foot ceilings reflect an era of craftsmanship that has become increasingly rare.
“This building has served Albemarle across generations, from a WPA-era post office to a cornerstone of public safety and now it’s ready for its next chapter,” said Lindsey Almond, the City’s Economic Development Director. “You just can’t replicate this kind of character. For the right developer, especially someone experienced in historic preservation, this is a truly unique opportunity.”
The property allows for a wide range of commercial, residential, office, or institutional uses. Because of its historic status, qualified renovations are eligible for federal, state, and local historic tax credits, along with additional grants and incentives. The city has included market data, the building’s appraisal, and a report about economic opportunities in its request for proposals to help developers evaluate the location’s potential.
Almond said the project aligns with City Council’s vision for continued high-quality, mixed-use development downtown. “Downtown Albemarle is evolving quickly,” she said. “You’re surrounded by significant recent investment, new housing, small business growth, and the Pfeiffer University Health Sciences Center. City Council is very intentional about encouraging development that builds on this momentum, especially projects that support walkability, generate foot traffic, and help create a vibrant destination into the evening hours.”
Albemarle’s trade area includes more than 60,000 residents and a growing daytime population. The city has identified economic opportunities, particularly in restaurants, specialty-retail, and entertainment, something Almond says signals immediate opportunity for new concepts.
“For someone who values historic character and wants to be part of shaping a downtown on the rise, this is the kind of project that doesn’t come around often,” Almond said. “We encourage developers and investors to review the RFP, determine whether the site fits their vision, and consider submitting a proposal.” Developers interested in touring the property or learning more can visit www.albemarlenc.gov/rfp.
