The City of Albemarle is engaging in a coordinated and inclusive process to develop its comprehensive land use plan. This plan will capture the vision, values, and goals for the City of Albemarle’s future. Comprehensive land use plans rely heavily on community input to identify these goals and create strategies for achieving the City’s vision. Your input will be incorporated into the City’s long-term plans, development codes, and annual budget as applicable. 

Read the latest draft of the plan. Please note, City Council has not approved the plan yet, it is still only a draft.

MEETINGS PREVIOUSLY HELD

City staff hosted a series of open houses and neighborhood meetings where attendees learned more about future potential for residential and commercial development, transportation connectivity, and what the City needs more of. Links to the presentations for each of the meetings can be found below.

Planning Staff invited members of the public to view a draft of the proposed Comprehensive Land Use Plan at two Open House events held at City Hall on October 23.

Mapping Our Future - Envision Albemarle 2045

In late January 2025, staff hosted Envision Albemarle 2045 - Mapping Our Future.  It was an opportunity for residents to participate in a hands-on session to share their thoughts on residential and business growth, city services and amenities, and where new roads should be built to improve connectivity throughout our community.

What is a Comprehensive Land Use Plan (CLUP)?

A Comprehensive Land Use Plan is a twenty-year strategic policy document adopted by local officials to guide the long-term development and use of land within a City. It typically includes a vision for the community’s future, outlining goals, and identifying policies to manage growth. The plan serves as a roadmap for achieving a community's visions, values, and expectations of how and where the City should grow or change. 

Key elements of a Comprehensive Land Use Plan typically include:

  • Environmental Protection
  • Economic Development
  • Community Involvement

Why is a Comprehensive Land Use Plan Important?

The Albemarle 2045 Comprehensive Land Use Plan represents the goals, policies, and recommendations for guiding the city's future land use and physical development. It is the key policy document that helps make the City livable and prosperous by aligning physical development with environmental, social, and economic issues. The document enhances the coordination of services and improves decision-making functions.

Why Your Input is Important

Engaging the community is important to ensure that the plan aligns with the actual needs, values, and priorities of residents. As a community member, you can provide unique insights and local knowledge that can improve the quality of decisions made during the planning process.
 
Having a strong, Comprehensive Plan with clear goals provided by residents, gives Albemarle officials and staff clear direction when making decisions that will shape the city for years to come.
